Hiring and human resource development policy
The asset management company is a part of the Hoshino Resorts Group, and we use the Hoshino Resorts Group's systems to carry out human resource development. We believe that we can nurture a unique management approach thanks to our expertise as real estate management professionals and our knowledge regarding hotel management. In order to accomplish this, we strive to regularly engage in personnel exchanges with Hoshino Resorts, and we have created a system for developing human resources with hotel management knowledge. Furthermore, in our hiring and new employee development, we strive to rapidly nurture high quality human resources through our internship system, primarily for students, and our personnel development program for newly hired Hoshino Resorts Group employees.
Internship system
We provide an internship program, primarily for university and vocational school students, that provides them with an authentic experience of working at Hoshino Resorts. They can choose how they wish to connect, be it online (through facility explanations and employee panel discussions) or offline (through facility tours and discussion meetings with employees). We believe that providing them with time to connect to senior employees who have made various advances in their careers helps participants shape their career visions.
Group personnel exchange systems
When we need to secure know-how and further bolster our human resources as the result of our business growth, we use a system in which we call for applications from interested Group employees who wish to transfer from their current departments. Unlike company-led personnel reassignments, each department calls for applications from throughout the Group. Employees who wish to take on new challenges apply, and those who pass the recruiting department's application process are transferred.
Employees can always apply to be transferred to departments they wish to work in. Each department announces the skills necessary for performing duties in the department, enabling employees to develop their careers from a medium-term perspective. Departments issue notices when they plan to supplement or add personnel, and applicants that pass the application process are transferred.

Development program for employees hired immediately after graduation
In this roughly one week training program for new employees, held before the new employee welcome ceremony, participants learn the fundamentals of hotel operation. At the Warm-up Camp, they learn about the standards customers expect of Hoshino Resorts. Training does not consist primarily of lectures, but instead is actively driven by participants to provide them with the abilities they need to provide customers with high quality resort stays.
This program for new employees provides training while on the job. Through roughly six months to one year of on-the-job training, they learn basic manners, basic skills, work perspectives, professional ethics, and other fundamentals required of members of the workforce.

The strategy for the company is set at the beginning of each period, and by applying it to personal targets, it creates an environment where one can focus on work, and promotes personal growth.
Furthermore, evaluations are held with the aim of promoting personal growth, and feedback, such as what is the current state relative to the expected vision of the employee for the future and what actions need to be taken to achieve that vision, is given twice a year at the interim meeting/evaluation meeting. In addition, by having a survey once a year on employee wishes to change jobs, we support sustainable personal growth and medium- to long-term career development.

Flat organizational culture
At Hoshino Resorts, we believe that a flat organizational culture that promotes diversity is the source of our corporate competitiveness. As such, we maintain a flat organizational hierarchy to the best of our ability, and have an organizational culture that urges employees to engage in free and lively debate about what the company should do regardless of age or gender, owing to personal relationships where one can say what they want to at any time to anyone.

Employee satisfaction surveys are given to all employees once a year, and we work to create a pleasant working environment based on the results.

We have established grievance reporting and escalation procedures (internal reporting contact) within the Hoshino Resorts Group, which are applicable to all employees. Confidentiality obligations are observed so that there is no detriment to whistleblowers, and we work to discover and respond to problems at an early stage.

~Introduction of Cumulative Investment Unit Investment Program~
Hoshino Resort Asset Management Co., Ltd.
We have introduced a "Cumulative Investment Unit Investment Program" that allows regular employees and contract employees to acquire investment units of the Hoshino Resorts REIT, Inc. We believe that this system has employees pay close attention to improvement of our performance and contribute to the medium- to long-term growth of unitholder value. In addition, we provide employees who utilize this program with financial incentives and enhance employee benefits.

Conducting a tenant satisfaction survey
A survey was conducted on the satisfaction of tenant employees at 34 of the properties owned by HRR in June 2022 in order to identify employees’ satisfaction and emerging needs in terms of labor productivity and Well-Being, and 54.0% of the surveys were responded. Based on the results of this survey, we will continue to strive to create a safe, secure, and pleasant place to work, taking into account the wishes of our stakeholders.
Renovation case based on the tenant satisfaction survey - Improving Labor Productivity and Well-Being
KAI Tamatsukuri
Based on the feedback of employees who were working at the facility, the renovation of resting room was conducted, which was originally an old guest room. The renovation included expanding the resting room, creating a shared space for men and women, installing a nap room, and improving kitchen and bathroom. Therefore, employees can stay satisfyingly during a break time, for example improving comfortability during meal times, enhancing convenience for preparing for the next shift, and interacting among employees. At the same time, the problems were resolved such as the staining and drafts caused by deterioration over time, and employees can have a safe and secure working environment.

Hoshino Resorts Group “KAI” - handwork time
At KAI, guests can watch up close the rare skills of craftsmen, writers, and producers who have inherited the local culture, as well as experience “handwork time.”
Through this project, HRR believes that helping to promote local culture and have it inherited and supporting the local economy will lead to an improvement in Hoshino Resorts Group’s management capabilities.
KAI Enshu and Marutama Seicha (self-sufficient tea manufacture) in Kita-ku, Hamamatsu-shi
Experience of natural bounties in new tea picking and hand-kneading designated as intangible cultural properties by Shizuoka Prefecture
KAI Kinugawa and “Kurobane Aizome Konya”
A stay where you can experience various kurobane (a costume) indigo dyeing, including a guided tour of the workshop by a young craftsman who has inherited 200 years of history.
KAI Ito x “Hina no Tsurushikazari,” a traditional craft that originated in Inatori in Izu Town
Guests learn the meaning embedded in the dolls and the warmth of parents for their children, and create the hanging ornaments under the guidance of the crafts-person.
KAI Matsumoto × Sun Sun Winery in Kakizawa, Shiojiri City
A boutique winery that aims to be friendly to the local community and environment. Experience harvesting and tasting to learn about the worldview of brewers who create the era.

Hoshino Resorts REIT, Inc. takes the purpose for guests’ stays and cost into consideration, and operates hotels with a variety of variations.
Within these hotels, Chisun Inn (all 22 properties) provides a comfortable stay with low costs throughout the year and an ample parking lot as a simple and casual roadside hotel. It caters to business usage, such as logistics, negotiations, etc., and leisure usage by people traveling by car.
